The Scape project consists of a 23 story residential tower constructed over three levels of underground parking. The ground floor includes approximately 5,600 square feet of retail space and a primary residential lobby. Above, 21 residential floors contain a mix of studio, one bedroom, and two bedroom dwelling units. The building envelope incorporates staggered, cantilevered balcony conditions that required careful coordination with interior wall and ceiling layouts.
Our scope of work included metal framing and drywall throughout the building, encompassing residential units, corridors, common areas, amenity spaces, and service areas. Work included light gauge metal stud framing, shaftwall assemblies, rated and non rated partitions, soffits, bulkheads, and ceiling assemblies in accordance with architectural and life safety requirements. Framing was coordinated with structural, mechanical, electrical, and plumbing systems to accommodate penetrations, lighting layouts, and concealed services.
At the 23rd floor rooftop level, framing and drywall assemblies were provided at resident lounges, fitness areas, and support spaces to define program areas and integrate architectural finishes. The completed work delivers consistent plane alignment, smooth finish conditions, and compliant fire and acoustic assemblies, supporting both the functional performance and design intent of the building.
